Thorpe Road, Melton Mowbray
Client – Snowdon Homes

Snowdon Homes were appointed on the redevelopment of the former St Mary’s Hospital site on Thorpe Road, Melton Mowbray, delivering 37 Build to Rent homes under a JCT Design and Build Contract as part of a joint venture with Housing Growth Partnership.
The project involved the regeneration of a complex brownfield site, including retained and converted hospital buildings, historic contamination, protected bat roosts, heritage constraints and close proximity to live NHS operations. Despite these challenges, the scheme was managed in a collaborative and solution-focused manner.
The development was delivered to programme, within the approved budget, and to a high standard of quality, successfully transforming a constrained former hospital site into a new residential community in the heart of Melton Mowbray.
Northdale Park, Raunds
Client - Bowbridge Homes [Raunds] Limited (Midland Heart and Longhurst)

Bowbridge Homes [Raunds] Limited contracted the construction of 27 apartments and 180 houses, with associated infrastructure, for the open market and housing associations, Midland Heart and Longhurst, under JCT Contract.
Development of this brownfield site involved the demolition of existing buildings and fuel storage facility, followed by the remediation and validation of the contaminated land.
The site benefits from a significant equipped open space provision, roads and sewers adopted under Section 38 and 104 Agreements, piled foundations, complex flood alleviation and surface water attenuation installations, and the delivery of a complicated Section 278 highway junction arrangement involving numerous stakeholders.
This project was delivered to an exceptionally high build standard, evidenced by the absence of defects following the 12 month maintenance period and very low customer care issues, to programme and within budget.
Roker Park, Stotfold
Client – Settle Group
Start Date – December 2022
Completion Date – February 2024

Having taken over Stotfold from a previous contractor that had gone into liquidation, Snowdon Homes were contracted to complete 24 flats in 2 separate blocks, 2 Flats over garages and 6 houses, with associated adoptable and private infrastructure. These units were received at several different stages from awaiting finals to 2nd lift brickwork.
The site demanded a great deal of organisation to firstly establish the extent of works necessary to rectify the significant amount of NHBC non-compliance issues inherited from the previous contractor, through to agreeing a remedial course of action and executing the plan. These items ranged from defects on the occupied plots to significant structural build issues within the part-completed units.
External works were completed to a high standard by Snowdon Homes in-house groundworks company Higham Groundworks and Civils, to programme and on budget.
Fox Covert Lane, Castlethorpe
Client - Stonewater
Start Date – September 2021
Completion Date – November 2022

Following our successful two stage tender, Stonewater awarded us the JCT contract to design and build 31 new houses off Fox Covert Lane in Castlethorpe, Milton Keynes.
We constructed an adoptable Type 3 foul water pumping station, together with significant surface water attenuation, to serve this development with infrastructure adopted under Section 38 and 104 Agreements. Considerable restrictions were placed upon construction activities immediately adjacent to the West Coast Mainline by Network Rail, along with robust sound attenuation measures within the properties.
The site team worked extremely hard to achieve a ‘Very Good’ rating within the Considerate Constructors scheme, with specific emphasis upon community involvement to ensure our activities placed the absolute minimum disruption upon existing residents. Houses were completed to programme, within budget and to an exceptional standard.
Ivel Road, Shefford
Client - Grand Union Homes
Start Date – August 2020
Completion Date – October 2022
No of Units - 38 houses, 4 maisonettes
Grand Union Housing Group contracted us to build 38 houses and 4 maisonettes off Ivel Road in Shefford under JCT Design and Build, negotiated through the Pretium Framework.
Construction of this development required the reclamation of the brownfield site, the installation of 160 metres of off-site thrust bored surface water sewer beneath the existing highway under a Section 104 Agreement, piled foundations and a new highway junction constructed under a Section 278 Agreement.
Adopted Roads and Sewers serve all dwellings that achieved an NHBC Pride in the Job Award, acknowledging the outstanding quality of houses handed over to delighted customers.
